Build a realistic load model

Electrical design starts with how the building will be occupied and operated. Tenant loads, mechanical plant, lifts, kitchens, external works and future capacity all influence the demand estimate. Simply adding connected loads can oversize infrastructure, while optimistic diversity can leave the building constrained.

The load model should evolve with the design and remain traceable so the client understands the basis for major equipment and connection decisions.

Plan distribution and resilience together

Incoming supply, transformers, generators, renewable sources, distribution boards and essential circuits form one system. The required level of resilience depends on the consequences of an outage. A retail centre, office, laboratory and data-dependent operation will not use the same strategy.

Plant rooms, cable routes, risers and maintenance clearances should be reserved early. Electrical equipment needs safe access as much as it needs space.

Coordinate lighting, safety and controls

Lighting design balances visual comfort, energy use, architectural intent and maintainability. Emergency lighting and fire-alarm interfaces require coordinated escape routes and clear zoning. Access control, data and security systems also depend on pathways and power that should not be left until ceilings are closed.

Controls should be understandable to operators. Complexity that cannot be commissioned or maintained rarely delivers its promised benefit.

Specify testing and handover

Inspection and testing confirm that installed systems match design intent and are safe to energise. The handover package should include test certificates, settings, schedules, as-built drawings and operating information.

Commissioning should be planned as a sequence, not a single final event. Early checks on containment, earthing and concealed work prevent expensive corrective action later.
